Real Estate Closing Service

What happens before Closing or Settlement of a Property

Here is a list of components that will begin after you sign the closing agreement:

  • Title Search:  The title search is done to verify if the title can be  conveyed to you.  If a problem is found, an attorney can help to fix the problem.
  • Order  of a  Survey:  In most transactions, a survey of your property is not required.  A survey is done if there are questions to the layout of the property and the property lines.  In addition, the purchase agreement may call for this and will be required to be done.
  • Comply With Lender Instructions: If you are financing the property, your lender will have certain requirements that need to be met before your able to close.  One example is that a lender will require a title insurance binder.  This list is typically handed by us.
  • The Closing Disclosure: A Closing Disclosure is the document that summarizes and states the financial terms of the transaction and the loan. It will tell you how much money you will need to bring to closing.  This will be provided to you before the closing date by your lender or us.
  • Inspections:  Your purchase agreement will have several potential inspections that may need to be done.  In addition, your lender may also require some inspections as well.  These inspections may include a home inspection, termite, inspections, septic inspection, etc.  These inspections are to make sure that your house is in good shape.
  • Appraisal:  If you are financing the property, the lender will require an appraisal to be done.  This is to establish the value of the home and to ensure that it is the same or greater than the value that the lender will be loaning you.

You have two choices.
An Attorney or a non-attorney closing agency

Purchasing a new home is the biggest investment for most people.  Closing on real estate has become more cumbersome and difficult in recent years.  For example, you will sign, in a typical closing, between 30 to over 100 pages.  You will need an attorney to resolve many of the problems encountered in a real estate closing.  Non-attorney closing agencies are not allowed to practice law.
